Our beach villa is a real gem of Kota Kinabalu, Sabah. Located just 15 minutes from Kota Kinabalu International airport and 25 minutes to the city centre. The villa is a beautiful two-level home with a living space of more than 2300 sqft (including outdoor area). It is air-conditioned throughout. There is a walk-in closet in the master bedroom, full size built-in wardrobe in 2 bedrooms, 3 bathrooms, 2 sea view balconies, 1 patio overlooking the ocean, large modern kitchen, laundry facilities and internet connection. Holidaying in a villa with a superb view of the South China Sea, with steps to the quiet white sandy beach, that allows you to stroll to the nearby islands during low tide, would definitely create an unforgettable tropical holiday experience in paradise Borneo. Our tastefully decorated villa can accommodate up to 6 people (or 7 with an extra bed) comfortably so it is perfect for a romantic holiday for 2, a family vacation, or getaway with friends.

A great place to relax with friends or family
We had a great stay at KK Villas (deluxe beach front villa). We had six friends staying together, and the villa was ideal for us. A spacious kitchen and living room, as well as a small outdoor seating area looking out over the South China Sea gave us plenty of opportunities for socializing as well as enough space to escape by yourself. The housekeeper was so sweet and helpful for us. We did not have a car and utilized the van driver recommended. It was a 25-30 minute drive into the city center.
There isn't much shopping close to the house, except a convenience store that sells some essentials (bread, eggs, snacks, soda, etc). The 'Giant' grocery store is the closest, but requires a car or a ride by the driver. The GIant isn't that great, though - it's worth the extra money and time to go into the downtown area to the foreign food stores and wet market. Near the villa is an Australian restaurant, and the closest hotel allows you to use the pool for a small fee (10MYR during our stay), which is great since there isn't good swimming in the sea across the road. The water is very shallow (and hot), but you can walk across to the adjacent island in low tide. The beach is unfortunately covered with garbage; this is true for much of the area though and not a specific problem with this vacation rental.
For the vacation that we wanted - which was mostly to sit around, relax, drink, cook, and have a lot of laughs - this was the perfect place. A great big thanks to the owner, driver, and housekeeper for making our stay perfect. We'll definitely stay again in the future when we want the same kind of vacation! With six of us sharing the costs, we couldn't find a better value anywhere in Kota Kinabalu.
