Downstairs are two large rooms, one is the roomy kitchen/dining room with a shower/utility room & WC off. One end of this room has the kitchen units and worktops whilst the other serves as a dining area looking out onto the garden. The kitchen is equiped with a fridge-freezer, 4 ring gas cooker, microwave and the usual small appliances such as toaster, coffee maker, iron etc. The shower room contains a newly installed corner shower unit and also houses the washing machine. Next to the kitchen is a spacious lounge having a high ceiling with exposed beams,large stone fireplace, with wood burning stove, and original wooden staircase leading up to an upstairs lounge is simply furnished having two 2-seater sofas, 'Voltaire' armchairs, another dining table, bookcase, and a writing desk. For entertainment there is a tv with dvd and vhs player, a hi-fi, and a selection of VHS and DVD films. A Sony Game Boy player and games is also available. There is a large collection of paperback fiction in the house. FIRST FLOOR Upstairs off a landing that runs the length of the house, are 3 double bedrooms and a bathroom all having South facing views over the garden. Each bedroom has twin beds and either a built in or free standing wardrobe. The bedrooms have double glazing so that even the occasional tractor that passes the house in the mornings is difficult to hear. The sunny bathroom contains a handbasin unit, shower cubicle and WC. OUTSIDE Our Cognac country house has a small walled garden (162m2). It is partially gravelled to enable visitors cars to be parked off the road, access is through a pair of metal gates. Being completely enclosed the garden is a secure space for both small children and pets. Facing the house, on the other side of the garden is a stone barn that doubles as a garage, boathouse and, from the Spring until Autumn, residence for a couple of families of swallows. The barn has a mezzanine floor which is used as a storage space. The garden has a grassed area, cherry, fig, and apple trees and the Chasselas vine whose fruit is available to visitors to Chasselais; depending, of course, on season. Also in the garden is a working well that has a lockable cover. Holiday Rentals
On the doorstep Just across the road from our holiday rental you'll find the Boutinet cognac distillery. The owner, Bernard, and his family before him, have been producing cognac for generations and export to all corners of the world. Visitors are welcome into the tasting room where they can sample a variety of vintages. He also produces a delicious aperitive called 'pineau' which is made from blending cognac with grape juice. Bernard's wife, 'Claire' is a painter who exhibits throughout Europe. She is always happy to show visitors around her studio. Breville - our village Just a short drive, , will find our village, Breville. People have been living at this site on the edge of the tiny river Soloire since Roman times. The ancient village church is worth a visit and you'll also find a post office, bakery and a bar/restaurant. Nowadays Breville's main claim to fame is as a centre for wood carving and sculptures, see photos in our gallery. Supported by the local council there are at least three artist's studios in the village. In august a two week festival is held with dozens of artists demonstrating their skills. Places Our rental near Cognac is well placed for visiting a number if historic towns all having a different flavour. First, and nearest being only a 15 minute drive, is Cognac itself. There is so much to see and do there at all seaons. Very popular are the distillery tours; all the major producerers are there, Martell, Henesseys, Otard, etc and all offer organised visits that all end with a tasting! From the quayside a replica sailing barge will take you on a river trip up the Charente through locks along the beautiful river valley. Just wandering around the narrow streets of the old town is fascinating in itself. Characterised by its half timbered houses, unusual in the region, and small quiet squares, ideal for relaxing with a glass of local wine. The town's website is www.angely.netNext in distance, 40 minutes is Saintes. Founded by the Romans at a strategic point on the River Charente the town is a living museum of architecture through the ages. Not to be missed is the Roman amphitheatre, one of the best preserved in Europe. At an hours drive across country is Rochefort, the last town on the Charente before it flows into the Atlantic. The town was founded by Louis IV to provide shipbuilding and a secure base for his navy. There are several museums and a lively street market on Tuesday, Thursday and Saturday mornings. Find out more athttp://www.ville-/decouvrir/ The coast At just over an hour's drive is the large seaside resort of Royan. Though busy in the summer months its huge beaches are never too crowded. Plenty of activities there during the day and lively at nighttime. Website: -. If you prefer somewhere less busy just along the coast is a small family resort called St Palais set in a pretty bay. Our favourite seaside destination, and the same driving time, is Fouras, which is on the way to La Rochelle. Set on a small peninsular this family resort has a pretty centre and three beaches. Check out From Fouras its a short ferry ride to the tiny Ile D'Aix; Napoleon's last stop off before being sent into exile.

How to get there
The house is a 20 minute drive from the A10 (Paris to Bordeaux) Auto route. Detailed directions will be sent before arrival.
The rental charges include all the utility costs except for Xmas, March and April lets when heating (electricity) csots are added 25% of the rental is payable on booking and the balance and security deposit is payable 6 weeks before the visit. Payment may be made with cheques in Euros or GBPs
Cancellation Policy
Booking condtions 1. The property known as 'Chasselas' ('the property') is offered for holiday rental, subject to confirmation, by Mr & Mrs G Thomas ('the owners') to the renter ('the client'). reserve the property the client should complete and return the booking form with the initial non-refundable deposit of 25% of the total rent due. Following receipt of theses the owner will send a confirmation of the booking. balance of the rental together with the security deposit (clause 4) is payable not less than 6 weeks before the start of the rental. If payment is not received by the due date the owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 6 weeks of the start of the rental require full payment at the time of booking. 4.A security deposit of £100 is required in case of damage to the property or its contents and, if necessary, to cover additional cleaning costs. However this sum shall not limit the client's liability to the owners. The owners will account to the client for this deposit and refund the whole amount or the balance within 2 weeks after the end of the rental. 5.Subject to 2 & 3 above, in the event of cancellation refunds will only be made if the property is relet. (comprehensive travel insurance is strongly recommended) rental period shall commence at 4pm on the first day and finish at 11am on the last day. The owners are not obliged to offer the property before 4pm and the client is not entitled to remain in occuption after 11am. maximum number to reside at the property must not exceed 6. client agrees to be a considerate tenant, to take good care of the property and to leave it in a clean and tidy condition at the end of the rental. The owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the property is left in an unacceptable condition. The client agrees not to act in any way which would cause disturbance to the neighbours. client shall report to the owners any defects in the property of breakdown of any appliances to enable repairs or replacements to be made. owners shall not be liable to the tenant: for any temporary defect or stoppage in the supply of public srvices nor in respect of any equipment or appliance in the property for any loss, damage, or injury, which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the owners for any claims for refund or compensation resulting from the curtailment of the clients stay or for unreasonable disatisfaction with the accommodation provided for any loss, damage, or inconvenience caused to or suffered by the client if the propertyy shall be destroyed or subsequently damaged before the start of the rental and in any such event they shall be returned all sums paid in respect of the rental period. 11.Parents of all children staying at the property must accept complete resposibilty for the supervision and safety of their children. 12.Under no circumstances shall the owners' liability to the client exceed the amount paid for the rental period.
